Yes!  At Elders we have a stringent selection process when finding tenants for your investment property.  Our tried and tested process ensures we will find quality tenants for your property to get the best possible returns on your investment.

Our selection process involves:

  • Guaranteeing prospective tenants meet our 100-point check list and complete the full application procedure.
  • Thoroughly analysing the application and verifying information, such as employment and financial details, personal and employment references and previous rental history.
  • Ensuring the prospective tenant has viewed the property prior to sending their application form for approval.

We generally shortlist applications to between two to three prospective tenants and provide you with our professional recommendation so you can make an informed decision.

 

Before you can rent out your property, you will need to ensure it reaches the minimum housing standards and legislation compliance expected of rental properties in Queensland.  At Elders we are up to date with all the ongoing legislation changes and will work with you to provide specialised advice so y ou can fulfil these obligations and attract quality tenants and a consistent, reliable rental income.

The following are tips for getting your investment property ready to rent:

  • Ensure the property is cleaned thoroughly
  • Have the carperts professionally cleaned prior to a new tenant taking posession of the property
  • Ensure all lawns are freshly mowed and edged
  • We recommend that termite checks be conducted at the start and then once every calendar year
  • Ensure all the utilities have been disconnected by the previous occupant so the new tenants can arrange their own connections
  • Remove all personal items of value at the premises that are not part of the tenancy

We will work with you to ensure the appropriate number of key sets are provided and managed accordingly throughout the tenancy.

Once a successful tenant has been selected, we commence the relevant paperwork on your behalf, including the residential tenancy/lease agreement and a written ingoing Property Condition Report, collect the bond and the first rent payment and issue the key.

We then continue the ongoing management of your property, which includes collecting rent, conducting rent reviews every 12 months, property inspections, organising repairs and maintenance and preparing end of financial year statements for you and your accountant or financial advisor.

We proactively engage with our tenants to ensure any problems that arise are addressed as well as general check-ins to ensure their tenancy is going well.

Yes.  When we complete the required paperwork to manage your property you have the option to choose if you would like to use your preferred trades people.

At Elders all our preferred trades people are vetted to ensure they are fully licenced, insured and the quality of the work meets their specific industry standards.  We are always happy to provide a quote before any work is completed outside of Urgent Repairs as per the legislation.

Absolutely!

Our team have Office of Fair Trainiing approved Real Estate Licences.  Our team complete their training courses through the Real Estate Institute of Queensland which is the governing body for all Queensland Real Estate.

Our team are dedicated to the proactive management of our properties as well as working closely with our investors and tenants.

We conduct routine inspections every 3 months and provide you with a written report.  We will even send you a video once we have finished .

In our routine inspection reports we will report any repairs and/or maintenance that is required and will proactively coordinate this with you to ensure your property remains in excellent condition as well as meeting the minimum housing standards legislation.

As an accrediated agency with the Real Estate Institute of Queensland we stay up to date with all current and future changes made to the legislation.  We communicate these changes with you when required and if any changes may impact you or your property we will work together with you to ensure compliance with any changes.

While landlord insurance is not mandatory we highly recommend that our investors have it.  We partner with a number of Landlord insurance companies and are happy to provide these details to our investors if required.

The Residential Tenancies and Rooming Accommodation and Other Legislation Amendment Bill 2024 was developed to broaden Queensland’s residential tenancy laws while making sure it is viable for property owners to provide housing options.

  • making personalisation changes
  • balancing privacy and access
  • amending the rental bond process
  • addressing fees and charges.
